How do you determine your offer price?
We research recent land sales in your area, the property's characteristics — such as acreage, access, zoning, and terrain — and current market conditions. Our offers are based on comparable sales data and a fair assessment of the property's value. We are always happy to walk you through how we arrived at our number.
Are there any fees or commissions?
None. There are no fees, no commissions, and no closing costs for you. The offer we present is the amount you receive. We cover the costs associated with closing the transaction.
How long does the process take from start to finish?
Once you share your property details, we typically present an offer within 24 to 48 hours. If you accept, the closing process generally takes sixty to ninety days. If you need more time or would like to close sooner, we will do our best to accommodate your timeline.
Do I need to visit the property or be present at closing?
No. We handle the entire process remotely. You do not need to visit the property, and in most cases, closing can be completed through mail or electronic signatures. We work with reputable closing attorneys and title companies who facilitate secure, remote transactions.
What if there are back taxes owed on the property?
Back taxes are not necessarily a dealbreaker. In many cases, we can work with you to address outstanding taxes as part of the closing process. Share the details with us and we will let you know how we can help.
What if I inherited the land and it's not in my name yet?
Inherited land is one of the most common situations we encounter. Depending on the circumstances — whether probate has been completed, whether there are multiple heirs, and the state where the property is located — we can often help navigate the process of transferring ownership. We will walk you through what is needed.
Can I change my mind after accepting an offer?
Yes. Until the closing documents are signed and the transaction is finalized, you are under no obligation to proceed. We never pressure anyone into a decision. If circumstances change or you simply decide you would rather hold onto the property, we respect that completely.
Do you buy land in any condition?
We buy most types of vacant land, regardless of condition — overgrown, wooded, cleared, or otherwise. The land does not need to be improved or maintained. That said, there are some situations we typically cannot work with, such as properties with significant environmental contamination or land that is completely landlocked with no legal access.
What types of land do you buy?
We purchase vacant residential lots, rural acreage, agricultural land, subdivided lots, recreational parcels, timberland, and tax-delinquent properties across the southeast. If you are not sure whether your property fits, just reach out and we will let you know.
How does the closing process work?
Once you accept our offer, we coordinate with a licensed closing attorney or title company to handle the title search, prepare the deed, and facilitate the transaction. You will receive closing documents to review and sign — typically by mail or electronically. Once everything is signed and recorded, you receive your funds. We manage the details so you do not have to.
Who pays the closing costs?
We do. The offer amount we present is what you receive at closing. There are no deductions for closing costs, attorney fees, or other transaction expenses on your end.
What states do you buy land in?
We currently buy vacant land in South Carolina, North Carolina, Georgia, Florida, and Tennessee. We are continually expanding our reach, so if your property is in a neighboring state, it is still worth reaching out.
Why would I sell to you instead of listing with a real estate agent?
Listing with an agent is a fine option for many sellers, and we would never discourage it if that is the right fit for you. What we offer is speed, simplicity, and certainty. There are no showings, no commissions, and little risk of a buyer's financing falling through since we work with private investors. For landowners who value a quick, straightforward transaction with a guaranteed close, we are often the better path.
